Patio Installation in King's Lynn, Downham Market & Ely

Beautifully Built Patios That Boost Your Home's Value and Stand the Test of Time

Every Material, Expertly Fitted

Whether you're drawn to contemporary porcelain, characterful Indian sandstone, traditional block paving or elegant limestone, we install the full range of patio materials.

We'll walk you through the pros and cons of each option, let you handle real samples, and help you choose what suits your garden, your budget, and the way you plan to use your new space.

Groundwork Done Properly

A patio is only as good as what's underneath it.

We dig out to the right depth, build in reliable drainage, compact the MOT sub-base in stages, and lay every slab with accurate falls so rainwater runs away exactly where it should.

It's this unseen preparation that decides whether a patio stays flawless for decades or starts sinking and puddling within a couple of years.

Built for Norfolk Conditions

West Norfolk's mix of fenland silt, coastal exposure and low-lying ground brings its own drainage challenges.

We know the local ground conditions inside out, adapt our methods to suit each site, and build patios designed to cope with everything the East Anglian weather throws at them...

not a one-size-fits-all approach borrowed from somewhere else.

Fed Up With a Patio That's Seen Better Days?

Your garden should be somewhere you love spending time, but a worn-out patio drags the whole space down.

Perhaps your old slabs have cracked and shifted, leaving trip hazards and puddles after every downpour. Maybe moss has taken hold between the joints, surfaces stay damp for days, and the whole area looks more neglected each season.

Many homeowners put up with patios that are uneven, dated, or simply too small to enjoy — wasted space that could be the heart of the garden. A failing patio doesn't just look bad; it quietly knocks value and appeal off your entire property.

Your outdoor space should be an asset, but right now it's probably letting your property down.

Maybe you're dealing with an old concrete patio that's cracked and uneven, creating puddles every time it rains. Perhaps tired paving slabs have sunk in places, grown moss between every joint, and look worse every year.

They're frustrated by patios that stay wet for days, surfaces that look dated, or gardens that are just unusable because there's nowhere decent to sit or entertain. A poorly installed patio wastes valuable garden space and actively reduces your property's appeal and value.

OUR STRAIGHTFORWARD PROCESS

From First Visit to Finished Patio – Here's How It Works

Free Survey, Sample Viewing & Detailed Quote

We come out to your property, look at the space, and chat about how you'll actually use your new patio. We bring physical samples along so you can see and touch the real materials rather than judging from photos.

We'll give you honest advice on what will and won't work for your garden. Your written quote follows within a couple of days, with every cost itemised — no surprises.

Excavation & Foundations

This is the stage that decides whether your patio lasts a handful of years or a lifetime.

We strip out the old surface, excavate to the correct depth, and set drainage gradients that carry water safely away from your house. With so much of West Norfolk sitting on low, moisture-retentive ground, getting the drainage right is absolutely essential, so we build it in from day one.

The sub-base goes down in compacted layers, and for porcelain and natural stone we prime each slab to guard against frost damage and ensure a solid bond.

Laying Your Paving

With solid foundations in place, we lay your chosen paving using the right technique for the material.

We work steadily and methodically, checking levels constantly, keeping joint lines consistent, and holding the correct fall across the whole area. Any cuts around edges, steps or garden features are measured and made with precision.

A patio built to last simply can't be rushed, and we never do.

Pointing, Clean-Down & Handover

Once the paving has set, we finish the joints using either traditional mortar pointing or a modern resin jointing compound, whichever suits your material and preference.

We then give everything a thorough clean and walk the finished patio with you, explaining how to care for it. We're not done until you're delighted with the result — and everything is covered by our 6-year guarantee.

How long will my patio take to install?

Most installations take between 3 and 7 working days, depending on the size of the area and the complexity of the design. A compact patio can sometimes be finished in 2-3 days, while larger or more intricate projects may run to a fortnight. Bad weather can occasionally add a day or two.

Which patio material should I choose?

There's no single right answer — it comes down to what matters most to you. Porcelain is unbeatable for easy maintenance, natural sandstone brings authentic character, block paving offers the most design freedom, and there are great budget-friendly options too. We'll help you weigh it all up at your free survey.

How soon can I use my new patio?

Patience pays off here. Paving laid on mortar needs 48-72 hours before you walk on it, and ideally a week before garden furniture goes down. Block paving is more forgiving — usually fine to walk on the same day, with 24 hours before heavier use.

Will I get weeds coming through the joints?

With traditional pointing, the odd weed can appear over time, though correct installation keeps this to a minimum. If you opt for resin jointing, weed growth is all but eliminated. A regular sweep is usually all that's needed to stay on top of it.

Is paving slippery in wet weather?

Textured surfaces — riven sandstone, textured porcelain and block paving — grip well even in the rain. Smoother finishes can be a touch more slippery when wet, but it's rarely an issue in practice, and we can advise on the best finish for your situation.

Do I need planning permission?

In almost all cases, no. A standard rear garden patio doesn't need planning permission. Exceptions can apply for listed buildings, conservation areas, or extensive paving in front gardens — if any of these apply to you, we'll point you in the right direction.

How do I look after my new patio?

Very easily. A regular sweep to clear leaves and debris, plus the occasional wash with soapy water or a careful pressure-wash, keeps most patios looking fresh. Natural stone appreciates resealing every few years. It's all quick, simple work.

Can you extend or match my existing paving?

Sometimes, but not always. Product ranges change and natural stone varies from batch to batch, so an exact match can be tricky. We can usually find something very close, or design a deliberate contrast that complements what's already there.

How far in advance should I book?

Our diary typically fills 4-6 weeks ahead. That lead time lets us plan your project properly and get materials ordered and delivered ready for your start date. If you have a deadline in mind — a party, or just being ready for summer — the earlier you get in touch, the better.
